List the property on realtor.ca (formerly mls.ca) to expose the home to all member realtors and home-shoppers in the Kamloops region and beyond.
Provide professional well-lit images of the featured property and upload to realtor.ca for viewing by potential purchasers and realtors.
Promote the home/land to other in-house realtors within my office and have the listing included on our office tour for added exposure and feedback.

Create a virtual tour using high definition video to provide potential buyers with a more in-depth look at your property.
Pre-qualify your home to help speed up a potential sale by reducing the “subject to” period.
Host and advertise “open houses” if requested/approved by seller. I will be in attendance to ensure visitors are appropriately supervised and will provide feedback, positive and negative, offered by visitors.
Monitor the market. I will keep you apprised of recent comparable sales, changes in interest rates and rules, new listings and other changes that might affect your home’s saleability.
Provide a lockbox on-site to allow licensed realtors access to show your home, with proper notice and approval. Any use of the lockbox is digitally documented so we can always determine who has been on premises.
Pre-qualify buyers whenever possible.
Install a professional for sale sign in front yard with all pertinent contact info for myself and my office.
With your permission, I would like to add an info box to the for sale sign, making feature sheets available to prospective purchasers and passersby.
Promote your home via Real Estate Weekly in the Kamloops Daily News (30,000+ copies), realtor.ca, office and personal websites and other selected mediums.
I will contact you following any showing of your home whether by myself or another realtor. I will try to obtain as much relevant information as possible.
Prepare and distribute a “Just Listed” brochure to be circulated in your neighborhood. This gives your neighbours the opportunity to promote your home and have some say in who becomes a part of their community.
Meet with you on a scheduled basis to discuss marketing success and determine if any new strategies are warranted.
Review current “certificate of title” from the Land Title office. Make potential purchasers aware of any encumbrances, easements, right-of-ways etc. that might affect their intended usage, such as garage construction, backyard pool, proposed fence etc.
Personally promote your home to existing clients, potential buyers and other realtors during my day to day activities.
Personally represent/assist in negotiations and the presentation of all offers in writing.
Keep an eye on the property during any periods of vacancy. Visit premises to ensure property is secure and no deficiencies are present (electrical, plumbing, irrigation problems etc.)
Continue to promote your home to other realtors at weekly meetings, including updates on condition, price, motivation etc.
Find and offer attractive financing options for potential buyers.
Discuss solutions/settlements if presented with a less than perfect home inspection. Help find necessary tradespeople and supplies to correct deficiencies.
Offer in-house complimentary moving trailer, or pre-arranged mover discounts to ensure the process is a smooth one from start to finish
